Page 2 at 2
4 June, 2001
Steve.Gnttman
H2 architecture, inc.
410A avivan Sheet
Sarni Paw MM 55117
651 287 6447 Fax
551 487 5446 Tel
Proposed Parking:
Currently 93 parking stalls are identified on the proposed site plan with an additional 28 parking stalls
identified as future - totaling 121 stalls. We request that the 93 parking stalls be considered acceptable
for the following reasons:
1. There are 38 single person offices designated for the new office and shop with potentially 7
additional offices in the future. This totals 45 potential office staff requiring on -site parking. Even
with visitors, it will be difficult to justify 83 parking stasis solely for office use.
2. As indicated above, we have used 'occupied space' square footage as a means of determining
parking requirements. Still remaining in the square footage calculations are toilet rooms, conference
rooms, lunch room, workout room, storage spaces, etc. — all spaces that would be used by persons
already accounted for in the offices.
3. The future 28 parking stalls can be added as needed to accommodate additional parking.
We look forward to your review comments. Please call with any questions or if you need further
information.
Dave Heller AIA
H2 architecture
xc: Frank Frattalone, File
Page 39
