MINUTES <br />AMENDMENT <br />TO PUD — <br />COUNTRY SIDE <br />TERRACE <br />OFFICE PARK — <br />DICK BIAGINI <br />MINUTES OF THE REGULAR MEETING <br />PLANNING COMMISSION <br />LITTLE CANADA, MINNESOTA <br />DECEMBER 14, 2000 <br />Pursuant to due call and notice thereof a regular meeting of the Planning <br />Commission of Little Canada, Minnesota was held on the 14th day of <br />December, 2000 in the Council Chambers of the City Center located at <br />515 Little Canada Road in said City. <br />Chair John Keis called the meeting to order at 7:30 p.m. and the <br />following members of the Planning Commission were present at roll call: <br />PLANNING COMMISSION: Mr. Scott Barraclough <br />Mr. Dennis Carson <br />Mr. Tom Duray <br />Mr. John Keis <br />Ms. Faith Kraemer <br />Mr. Dan Knudsen <br />Mr. Rick Montour <br />ALSO PRESENT: <br />Mr. Steve Grittman, City Planner <br />Mr. Joel Hanson, City Administrator <br />Ms. Kathy Glanzer, Deputy Clerk <br />There being no corrections to the November 9, 2000 Planning <br />Commission minutes, those minutes stand approved as submitted. <br />Dick Biagini appeared before the Commission requesting approval <br />of an amendment to a Planned Unit Development for Country Side <br />Terrace Office Park so that he can construct a 15,000 square foot <br />building that will be approximately 90% warehouse and 10% office <br />space. The original PUD called for a 12,000 square foot building that <br />had a 50/50 split of office and warehouse. <br />Biagini reported that Simon Delivers.com, a home grocery delivery <br />company, is the proposed tenant for the building. Simon Delivers would <br />be signing a 10 -year lease for the space. Biagini reported that if Simon <br />Delivers does not locate in this space, his plans are to continue with <br />construction of the building. He would then remove every other garage <br />bay and install service doors in their place. <br />Keis pointed out that he had a concem with the amount of trucks and <br />traffic that this building would generate. He noted that the original plan <br />was for a 50/50 office /warehouse split. <br />Page 9 <br />
