The northernmost building, previously approved as an office building with <br />some warehousing is proposed to be changed to a 13,170 square foot single story building <br />dominated by warehousing space and about 1,250 square feet of office area. The <br />proposed use would be a grocery delivery business, and the building would incorporate <br />overhead doors for loading delivery trucks along the length of both the north and south <br />sides. <br />The applicant has indicated that the operation would entail interior loading activities from <br />the warehouse storage into the delivery vehicles. There would be full semi - trailer <br />deliveries to the site. A portion of the northeast corner of the building incorporates a <br />depressed dock area where two trucks could back in from the north. A maximum total of <br />30 parking spaces would be required under the zoning regulations, while the site plan <br />illustrates 36 spaces. Setbacks for both the building and the parking lot exceed the <br />minimum requirements on all sides. <br />The building exterior is proposed to be covered with "Nova Brick ", a concrete product <br />which is formed and installed to simulate regular brick. The site is proposed to be <br />landscaped with sod, ornamental trees and shrubs, and two rows of evergreen trees, one <br />row along the west side (Condit Street), and one row along the north side adjacent to the <br />apartment building. It is assumed that the site would be graded consistent with the existing <br />conditions. The City Engineer should review any grading alterations as a part of the <br />revised proposal, including the loading dock areas. <br />Page 3 <br />
