Hanson <br />The City Council approved a Conditional Use Permit for open and outdoor storage as an <br />accessory use at this property on November 22, 1999. This CUP was applied for by Mr. <br />Kevin Vollmer. Since said approval the property was said to David and Janis Evans. They <br />are applying for a Conditional Use Permit Amendment to change the site plan for easier <br />truck maneuverability on the property. <br />Site and surrounding areas <br />This property is a comer lot located on a .63 acre parcel an the southeast comer of Ryan <br />Lane and Spruce Street The property is zoned "1 -1" Light Industrial. The purpose of the I- <br />1 zoning district is to provide for the establishment of warehousing and Tight or limited <br />industrial development which, because of the nature of the product or character of activity, <br />requires isolation from residential or commercial use. <br />The applicants indicate that there are three businesses currently being operated on this <br />property: Evans Enterprises (contracting / concrete), Eastwood Roofing and Siding, and <br />Lakewood Roofing and Siding. <br />The principal uses within this building are storage /warehouse and office surrounded by the <br />following land uses: <br />North Ryan Lane / Industrial Property <br />South Industrial Property <br />East Industrial Property <br />West Spruce Street / Industrial Property <br />Page 3 <br />
