NC
MEMORANDUM
NORTHWEST ASSOCIATED CONSULTANTS
COMMUNITY PLANNING - DESIGN - MARKET RESEARCH
TO: Little Canada Planning Commission
FROM: Stephen Grittman
DATE: September 12, 2000
RE: Little Canada - DaVern - Blacktern Office Park
FILE NO: 758.09 - 00.28
Owners of Lots 4 and 5, and Lots 14 and 15, of the Blacktern Office Park have requested
approval to combine each of the two office units within this Planned Unit Development.
The owners of each pair of offices wish to operate two units as one, including . the opening
of internal access between them. This change would not affect the operation of the PUD,
nor would it affect the exterior site plan or architectural layout of the project. As such,
planning staff would recommend approval of the lot combinations.
The only issue to confirm would be the apportionment of common area maintenance costs.
For most PUDs, these are assigned on a per unit basis. It would be recommended that
the applicants and the City Attorney confirm that the lot combinations will not interfere with
the responsibility for common area costs originally anticipated under the PUD approval.
cc: Kathy Glanzer
Greg Schroeder
Steve Westerhaus
Terry Maurer
DaVern, Inc.
OUO Minnesota
5775 WAYZATA BOULEVARD, SU
Page 19
PARK.
