N NC MEMORANDUM NORTHWEST ASSOCIATED CONSULTANTS COMMUNITY PLANNING - DESIGN - MARKET RESEARCH TO: Little Canada Planning Commission FROM: Stephen Grittman DATE: September 12, 2000 RE: Little Canada - Gopher Electronics Architectural Review FILE NO: 758.09 - 00.25 The owners of Gopher Electronics at 222 Little Canada Road have applied for an Architectural Review as a part of their building remodeling process. The Architectural Guidelines require that projects which require building permits affecting the visible exterior of the building and exceeds 10 percent of the estimated market value of the building. The bulk of the work to done on this building is interior work only, with the primary exterior impact being an exterior entrance along the east side of the building for emergency egress. The building is somewhat plain in design and color. The Architectural Guidelines encourage attention to the details of the building, including windows, entrances, and cornices, as well as the site planning. As noted, very little of these elements are being impacted by the project. Because of the wording of the Architectural Guidelines language, the extent of the remodeling, and discussion as to the actual cost of the project, staff was originally uncertain that this project even required architectural review. It has been presented for Planning Commission comment, if any, and to avoid unanticipated later delays. Staff does not recommend any architectural changes at this time. As noted, while the building could benefit aesthetically from exterior improvements, the proposed project affects the exterior in only minimal ways.
