N <br />NC <br />MEMORANDUM <br />NORTHWEST ASSOCIATED CONSULTANTS <br />COMMUNITY PLANNING - DESIGN - MARKET RESEARCH <br />TO: Little Canada Planning Commission <br />FROM: Stephen Grittman <br />DATE: September 12, 2000 <br />RE: Little Canada - Gopher Electronics Architectural Review <br />FILE NO: 758.09 - 00.25 <br />The owners of Gopher Electronics at 222 Little Canada Road have applied for an <br />Architectural Review as a part of their building remodeling process. The Architectural <br />Guidelines require that projects which require building permits affecting the visible exterior <br />of the building and exceeds 10 percent of the estimated market value of the building. The <br />bulk of the work to done on this building is interior work only, with the primary exterior <br />impact being an exterior entrance along the east side of the building for emergency <br />egress. <br />The building is somewhat plain in design and color. The Architectural Guidelines <br />encourage attention to the details of the building, including windows, entrances, and <br />cornices, as well as the site planning. As noted, very little of these elements are being <br />impacted by the project. Because of the wording of the Architectural Guidelines language, <br />the extent of the remodeling, and discussion as to the actual cost of the project, staff was <br />originally uncertain that this project even required architectural review. It has been <br />presented for Planning Commission comment, if any, and to avoid unanticipated later <br />delays. <br />Staff does not recommend any architectural changes at this time. As noted, while the <br />building could benefit aesthetically from exterior improvements, the proposed project <br />affects the exterior in only minimal ways.
