N <br />MEMORANDUM <br />NORTHWEST ASSOCIATED CONSULTANTS <br />COMMUNITY PLANNING - DESIGN - MARKET RESEARCH <br />TO: Little Canada Planning Commission <br />FROM: Stephen Grittman <br />DATE: September 12, 2000 <br />RE: Little Canada - Suburban Auto Building Expansion - Variances <br />FILE NO: 758.09 - 00.24 <br />Background <br />Mr. Dennis O'Connell has submitted requests for variances which would permit the <br />expansion of an existing building at Country Drive and. South Owasso Boulevard. The <br />existing building is a remodeled metal building which was refinished with a stucco exterior <br />a few years ago. The applicant is seeking variances from the limitation on the use of <br />stucco, the prohibition of pole -type construction, and a side yard setback requirement of <br />15 feet. With regard to the setback, the applicant wishes to construct the addition along <br />the line of the 5 foot setback of the existing building. <br />The zoning ordinance permits a one -time expansion of metal buildings in the Industrial <br />Park district of up to 25 percent of the floor area. This one -time exclusion was used by <br />Suburban in 1994. As such, all further expansions are to be in compliance with the <br />building materials standards of the zoning. district - masonry exteriors with no more than <br />25 % use of stucco or metal. <br />Analysis <br />The proposed addition would encompass 2,700 square feet of area, much of which is <br />currently being used for non - conforming outdoor storage. The applicant has indicated that <br />the addition will house a new paint booth facility and paint mixing room which would <br />eliminate the need to use an existing system in which these areas are separated. The <br />applicant states that OSHA has recommended this change, and has provided a grant to <br />help accomplish it.
