i). NORTHLAND INSPECTIONS
2885 Vanderbie St.
Little Canada, MN 55117
MEMORANDUM
DALE,: August 22,2000
TO: Little Canada City Council Members
FROM: Stephen Westerhaus, Building Official
SUBJECT: 666 Labore Road, O'Neil Residence
Background:
August 10, 2000: I received application from College City Homes for
construction of an "addition" at the above address and proceeded to do a plan review
according to local codes and ordinances. My review of the plans found a violation of
Little Canada Zoning Ordinance 905.10. In a R -1 Zoning District permitted uses include
one single family detached dwellings and a private garage whether attached or detached.
August 15, 2000: A phone call was placed to Tammy Mueller, Architect for
College City Homes to inform them that they have created two single family dwellings,
one that has a garage and their "addition" is a separate dwelling and has no connections
by way of floor area.
August 17, 2000: I received a fax from the architect showing an entrance from the
new garage into the existing dwelling.
August 18, 2000 I phoned Tammy Mueller and informed her that this was not
acceptable and the addition would have to be just that, an addition to the existing
structure and a inside connection.
Page 5
