June 26. '_000 <br />City of Little Canada <br />515 Little Canada Road <br />Little Canada. MN. 55117 <br />Dear Sir or Madam: <br />College city Homes is contracted 10 build a home for Teddy & Patry O'Neil at their <br />property off Keller Parkway (address and legal description pending). The O'Neiis had <br />been working with a previous builder but the builder has been replaced with College City <br />Homes. The previous builder advised the O'Neiis during there subdivision process about <br />a driveway location. The O'Neiis were led to believe by the previous builder that a <br />driveway would be possible off of Keller Parkway. The previous builder had not checked <br />for a survey with site elevations. <br />College City Homes has proposed two possible building locations with a survey for this <br />property. However both locations exceed the city requirement of 10°10 g =rade or less for a <br />driveway. Proposed location "A" has a 24.6% grade and location -E3" has a 1 1.6% grade. <br />College city Homes has looked into dropping the garage level truing to meet the 10% or <br />less requirement. However we are building a handicap accessible home for the O'Neils. <br />and dropping the garage would limit that effort. <br />College Ciry Homes sees no other way to give the O'Neils access to their property .stay <br />with in 10% or less driveway grade and be handicap accessible unless the driveway is off <br />Labore Road Proposed building location "A" gives the driveway a 2% wade when <br />access is from Lahore Road. <br />College City Homes on behalf of Teddy & Patty O'Neil are asking for a driveway <br />variance off Labore Road. <br />Sincerely / <br />Thomas L o <br />Col City Home <br />7920 Luke <br />Laveville, MN. 55044 <br />952 -469 -6900 <br />Page 20 <br />
