The only concern related to the variance request is a requirement that the need for the <br />variance is not caused by the applicant. In this case, the applicant had subdivided the lot, <br />creating a new building site with an excessively steep driveway. To approve the variance, <br />the City should find that the hardship is a condition of the land, and that the City would <br />have approved of the variance had the applicants requested it at the time of the <br />subdivision. <br />Summary and Recommendation <br />It is possible to construct a home on the new lot without a variance. The resulting home <br />would have a very steep driveway and /or an inability to make it handicapped accessible. <br />These conditions are unique to this property, and would make the proposed use infeasible <br />without the driveway variance to gain access from LaBore Road.
