Hanson <br />The grading and drainage plan for Phase II was reviewed and approved during our evaluation of <br />Phase I. The entire parking area that encircles the building will have barrier curb that will <br />contain and direct all surface water runoff to a series of catch basins. The owner has submitted <br />and received approval of storm runoff calculation for this site by the City Engineer. Based on <br />this we recommend approval of Phase II. <br />The Planning Commission meeting minutes, indicate that the Quebec Property is concerned <br />about this site. As noted above all storm water that falls within the parking lot will be directed to <br />an appropriately sized storm water system. Approximately 30 feet of land will be between the <br />parking lot curb and the north property line adjoining the Quebec Property, this is the area where <br />the steep slope bank between the two properties starts. The Landscape plan indicates the portion <br />of this area that is disturbed by the office park development will be either seeded or sodded. To <br />address erosion and runoff concerns of the Quebec Property, I recommend this area be <br />sodded instead of seeded. <br />The Planning Commission minutes also indicated concern about all the woodchips along Condit <br />Street. These are a result of NSP crews plowing/digging in power lines after the berm was <br />completed. NSP did not restore the berm and as a result the city snowplows were plowing dirt <br />off the road surface.
