�.i I N C <br />MEMORANDUM <br />NORTHWEST ASSOCIATED CONSULTANTS <br />COMMUNITY PLANNING - DESIGN - MARKET RESEARCH <br />TO: Little Canada Planning Commission <br />FROM: Stephen Grittman <br />DATE: May 11, 2000 <br />RE: Little Canada - Comprehensive Plan Amendments - Rice Street and <br />Little Canada Road Redevelopment Area <br />FILE NO: 758.10 - 00.07 <br />Attached is a proposed amendment to the Development Guide portion of the <br />Comprehensive Plan, Appendix E. The text in the Appendix is intended to provide <br />clarification as to the allowances for housing within the district, zoned Planned Unit <br />Development. The amendment is structured to emphasize that the Development Guide <br />provides both design and land use direction for the district, that housing proposals which <br />are not consistent with the Guide will require an amendment to the Comprehensive Plan, <br />and that zoning approval will not be given where there is an inconsistency between a <br />housing proposal and the Plan text or maps. <br />As written, staff does not believe that amendments to the PUD zoning ordinance <br />controlling the district are necessary. By statute, the City is require to take zoning actions <br />which are consistent with its Comprehensive Plan.
