NrAC <br />MEMORANDUM <br />NORTHWEST ASSOCIATED CONSULTANTS <br />COMMUNITY PLANNING - DESIGN - MARKET RESEARCH <br />:RECEIVED JUN , a 2051 <br />TO: Little Canada Planning Commission <br />FROM: Stephen Grittman <br />DATE: June 6, 2000 <br />RE: Little Canada - Land Holding Company Townhouse PUD <br />FILE NO: 758.09 - 00.17 <br />Land Holding Company has submitted a concept plan illustrating a request for five twin <br />homes on a parcel which lies directly south of the new Goodyear facility between Rice <br />Street and Park Street. The site has a large pond adjacent to Rice Street, and would gain <br />its access via a short cul -de -sac from Park Street. The plan is submitted in concept form <br />as the site is zoned B -3, General Business and would require a rezoning, plat, and <br />Planned Unit Development to accomplish. <br />From a and use standpoint, the proposal would appear to be low to medium density, <br />depending on the actual buildable area of the property. The Zoning Ordinance allows two <br />family homes at a density of no more than one unit per 7,500 square feet of net lot area. <br />The project would likely be processed as a Planned Unit Development. Due to the <br />surrounding commercial land uses along Rice Street, this project should be prepared to <br />provide an attractive landscaping and screening plan to overcome any and use <br />compatibility issues. It would also be worthwhile to pursue an improvement of the existing <br />pond area, which has been an aesthetic concern while the property has been vacant <br />and /or underutilized. <br />From a Comprehensive Plan standpoint, the Rice Street/Little Canada Road Development <br />Guide recommends that commercial areas along Rice Street be separated by intervening <br />residential development.
