May 4, 2000 <br />Mayor and Members of the City Council <br />City of Little Canada <br />515 Little Canada Road <br />Little Canada, MN 55117 <br />Re: Property Division — 3240 Twin Lake Road <br />Dear Mayor and Council Members: <br />Attached is a revised diagram of the property division for 3240 Twin Lake Road that <br />expands the proposed cul -de -sac via a triangle of additional easement at the southeast <br />corner of that cul -de -sac. This additional easement area provides expanded access to the <br />right -of -way for Mitchell Trail in the event that Tract A is subdivided in the future. <br />We did not propose moving the cul -de -sac further east to touch the Klidzejs property <br />since the Mitchell Trail easement already exists in this area. Merely moving the cul -de- <br />sac to touch the property would result in a connection that would be too narrow to <br />provide a functional access. To get a functional access, the cul -de -sac would have to be <br />moved so that it encroaches on the Klidzejs property necessitating the dedication of an <br />easement from them.
