''of the building floor- area•:or 25%. Of the lot area, whichev& is less Precision- Tree's` ;request would exceed the 75% building size threshold by a significant degree. • Analysis' The site is located along the south side of South Owasso Boulevard adjacent to the Water Works right of way and Gervais Creek. The property , is triangular in shape, with about 440 feet along South Owasso, extending to a point about 500 feet south of the street There are several existing trees on the property, including the boundary with the Water Works, the creek, and the southernmost corner. Conditional Use Permit. The applicant proposes a building which is about 84 feet long by. 48 feet deep, approximately 4,000 square feet.
