to be collected as part of the building permit process. <br />14. Building Permit for Model Units. The City will issue one (1) <br />building permit to Developer to allow construction of two (2) model town <br />home units on lots within Park Place to be jointly agreed upon by Developer <br />and City after receipt of the financial security, required in Paragraph <br />#16. No occupancy permit will be granted until installation and approval <br />by the City of all utilities, curb and gutter, and the first lift of <br />bituminous surface. The Developer agrees to make any corrections, deemed <br />necessary by the City Engineer, to the improvements resulting from <br />construction of the model town home units. The Developer further <br />acknowledges that installation of the improvements is a priority and that <br />construction of the model town home units will be secondary to the <br />construction of said improvements. No other building permits shall be <br />issued until installation of sanitary sewer, storm sewer, water main, curb <br />and gutter, and the first lift of bituminous surface, and approval of same <br />by City. <br />15. Additional Requirements. <br />a. The Developer shall comply with the Little Canada <br />landscaping ordinance. <br />b. Through this Development Agreement, Developer acknowledges <br />responsibility for performance pursuant to the Agreements between <br />Owner /Applicant and City of Little Canada as to Costs, dated August 3, 1999 <br />executed by Gordie Howe, attached and incorporated herein as Exhibit "B ". <br />All unexpended monies deposited pursuant to Exhibit "B" shall be applied to <br />the deposit requirement under Paragraph #11 above. <br />c. The placement of durable iron monuments for marking of <br />platted lots, blocks and boundaries must be set within one year of the <br />Page 204 <br />
