Hanson <br />Email: cityhall @ci.little- canada.mn.us <br />MEMORANDUM <br />TO: Mayor Fahey & Members of the City Council <br />FROM: Greg Schroeder, Public Works Director <br />DATE: March 3, 2000 <br />RE: St. Johns Church /City Parking Lot <br />Ownership/Easements <br />During the review of the NE Respite Home plans I became aware of easement and ownership <br />issues of the property in the St. Johns /City Parking lot. I had been told the City owns the entire <br />parking lot and St. Johns Church has the right to use it for parking. <br />Based on available records, the attached sketch was developed. Please use it as a guide to help <br />clarify the following findings: <br />City Property <br />The City of Little Canada owns a parcel of land in the middle of the parking lot. This <br />parcel extends to the west and abuts the McMenemy Street right -of -way and includes <br />the west parking lot entrance, and a portion of the Apartment Building parking area. <br />St. Johns Church Property <br />St. Johns Church owns the triangle parcel between the city property and Ramsey County <br />right -of -way for Little Canada Road. <br />Apartment Building <br />Their north property line abuts the city property. They have a small parking area between <br />the building and McMenemy Street that is partially on city property. There are no <br />easements on the city property that provide ingress and egress to this building. <br />Credit Union <br />Their north property line abuts the city property. They have a small parking area in front <br />of their building. There are no easements on the city property that provide ingress and <br />egress to this building. <br />Page 45 <br />
