WPC <br />MEMORANDUM <br />NORTHWEST ASSOCIATED CONSULTANTS <br />COMMUNITY PLANNING - DESIGN - MARKET RESEARCH <br />RECEIVED 1/4AR - d Boa <br />TO: Little Canada Planning Commission <br />FROM: Stephen Grittman <br />DATE: March 7, 2000 <br />RE: Little Canada - O'Neil Subdivision <br />FILE NO: 758.09 - 00.08 <br />Theodore and Patricia O'Neil have submitted an application for a subdivision of a parcel <br />at 666 LaBore Road. The parcel currently consists of just under three acres, with about <br />400 feet along Keller Parkway. The property contains one single family home which has <br />a detached garage and driveway from LaBore Road. The proposed lot split would divide <br />the property into two parcels. The west parcel would contain the existing house and <br />garage, and about 1.6 acres. The east parcel would contain about 1.2 acres, and 123 feet <br />of width. There is a small shed which would be on the east parcel, about two feet six <br />inches from the new property line. The City's ordinance allows such sheds with a three <br />foot setback. The line should be adjusted to meet the setback, or the shed should be <br />moved. <br />The proposed lot line would create a five foot setback from the existing house. This is <br />consistent with the ordinance language which allows a five foot side yard setback on lots <br />which were developed prior to 1980. The setback standards for the new lot will be 10 feet <br />on each side, 30 feet from the front, and 30 feet from the rear. The applicant's surveyor <br />should provide drainage and utility easements along the property lines as required by the <br />subdivision ordinance. <br />The east parcel would be accessed via a driveway from Keller Parkway. Although not <br />required by City ordinance, the new home on this lot would fit within the neighborhood <br />better with a setback from Keller Parkway of 70 to 80 feet, rather than the minimum 30 feet <br />as allowed by the zoning regulations.
