LEASE <br />THIS LEASE, is made this day of , 2000, between Town & <br />Country Center, LLC, a Minnesota limited liability company, (the "Lessor "), and Kathleen M <br />DeLonais- Adams, (the "Lessee "). <br />WHEREAS, on even date herewith, Dennis Evans, Kathleen M. DeLonais -Adams and <br />Virgil Drusch, as co- trustees of that certain Revocable Trust under that certain Amendment and <br />Restatement of Eugene M. DeLonais Revocable Trust Agreement effective September 19, 1997 <br />(the "Trust ") conveyed fee title to that certain property legally described on Exhibit "A" <br />attached hereto and made a part hereof (the "Property ") to the Lessor, and <br />WHEREAS, Lessee occupied the Property prior to the above conveyance and would like <br />to continue the occupy the Property until May 15, 2000, and <br />WHEREAS, Lessor and Lessee enter into this Lease for the limited purpose of allowing <br />the continued occupancy of the Property by Lessee until May 15, 2000. <br />263317v1 <br />For valuable consideration, Lessor and Lessee agree as follows: <br />1. Lessor shall lease the Property to Lessee for a fixed term to expire on <br />midnight, May 15, 2000. <br />2. Lessee shall pay rent to Lessor in the sum of Three Hundred Dollars <br />($300) per month during the term of this Lease. It is understood that this sum is <br />roughly equivalent to One- Twelfth (1/12) of the anticipated real estate taxes due <br />and payable on the Property in the calendar year 2000. Other than the payment of <br />this amount to Lessor, Lessee shall have no other obligation to pay rent in <br />connection with the Property or this Lease. <br />3. The term of this Lease shall expire automatically without notice to either <br />party on May 15, 2000. Lessee shall vacate the Property and shall have the right <br />to remove all personal property and fixtures from the Property on or before May <br />15, 2000. Simultaneously with the execution of this Lease by Lessee, Lessee <br />shall execute and deliver to Lessor a Quit Claim Bill of Sale to be effective May <br />15, 2000 conveying any and all of Lessee's right, title and interest in and to any <br />and all personal property and fixtures by that date which remain on the Property <br />after May 15, 2000. If Lessee does not vacate the Property and remove all <br />personal property and fixtures by May 1.5, 2000, Lessee forfeits any remaining <br />right, title and interest to said personal property and fixtures and the same shall be <br />deemed abandoned. <br />4. Lessor acknowledges the receipt of the sum of Six Hundred Dollars. <br />($600) Seven Hundred Fifty Dollars ($750) from Lessee on even date herewith, <br />Page 119 <br />
