MINUTES <br />CONCEPT <br />REVIEW — <br />MASTERPIECE <br />HOMES <br />TOWNHOME <br />DEVELOPMENT <br />tassa <br />MINUTES OF THE REGULAR MEETING <br />PLANNING COMMISSION <br />LITTLE CANADA, MINNESOTA <br />FEBRUARY 10, 2000 <br />Pursuant to due call and notice thereof a regular meeting of the <br />Planning Commission of Little Canada, Minnesota was held on the <br />10th day of February, 2000 in the Council Chambers of the City <br />Center located at 515 Little Canada Road in said City. <br />Chair John Keis called the meeting to order at 7:30 p.m. and the <br />following members of the Planning Commission were present at <br />roll call: <br />PLANNING COMMISSION: Mr. Dennis Carson <br />Mr, Tom Duray <br />Mr. John Keis <br />Mr. Dan Knudsen <br />Mr. Rick Montour <br />Ms. Faith Kraemer <br />1VIMBERS ABSENT: Mr. Scott Barraclough <br />ALSO PRESENT: Mr. Steve Grittman, City Planner <br />Ms. Elizabeth Mursko, Zoning Admin. <br />Ms. Kathy Glanzer, Deputy Clerk <br />There being no corrections to the minutes of the January 13, 2000 <br />meeting, those minutes stood approved as submitted. <br />The City Planner reviewed the concept townhome development <br />proposed by Masterpiece Homes for the northeast corner of <br />Little Canada Road and Jackson Street. The concept proposes <br />22 townhome units as well as a 2.75 acre park on the north side <br />of the development. The Planner pointed out that ivir. Howe has <br />has revised the concept slightly in response to the issues raised by <br />the City Engineer as well as in his report. He noted that the angle <br />that proposed cul -de -sac street intersects with Little Canada Road <br />has been changed, driveways along Jackson Street have been <br />altered, the location units 11 and 12 has been slightly changed, <br />there is a minimum of 20 foot separation between the buildings. <br />Page 9 <br />
