Purpose. The purpose of the "8-3, Auto - Oriented Business District Is to provide <br />for and limit the establishment of motor vehicle oriented or dependent commercial and service activities. <br />The "2-3" District is intended to provide additional control over high intensity commercial uses which rely <br />on extensive traffic generation, thus the "B-3" District may result in intentional "spot zoning ". <br />Subd. 2. Permitted Uses, The following are permitted uses In a "64" District <br />a) All uses allowed in the "B-2" District. <br />b) Auto accessory store. (Ref. 703, 11112/85) <br />c) Indoor commercial recreational facilities. (Ref. Ord. 731, 8/12/86) <br />d) Motels, motor hotels and hotels provided that the lot contains not Tess than five hundred (500) <br />square feet of lot area per unit. <br />e) Restaurants, cafes, on and off-sale liquor establishments. <br />t) Restaurant, carry out and food delivery service, (Ref. Ord, 899, 8/24/93) <br />g) Private clubs or lodges serving food and beverages. <br />Subd, 3. Permitted Accessory Uses. The following are permitted accessory uses in a "3-3" <br />District: <br />a) All permitted accessory uses allowed in a "8-2" District <br />b) Semi -buck parking. <br />Subd. 4. Conditional Uses. The following are conditional uses in a "B -3" District (Requires <br />a conditional use permit based upon procedures set forth in and regulated by Section 1301.050 of this <br />Code.) <br />a) All conditional uses allowed in the °B -2" District, except for §1303.12, subd. 4D, residential and <br />non - residential uses within one structure. (Ref. Ord. No. 858, 1/14/92) <br />b) Drive -in and convenience food establishments provided that <br />1) The architectural appearance and functional pfan of the building and site shall not be so <br />dissimilar to the existing buildings or area so as to cause impairment in property values <br />or constitute a blighting influernce within a reasonable distance of the lot. <br />2) At the boundaries of a residential district, a strip of not less than five (5) feet shall be <br />landscaped and screened in compliance with Section 1302.030, Subd. 7.a) of this Code. <br />3) Each light standard island and all islands in the parking lot shall be landscaped or cover- <br />ed. <br />347 Revised 8/24/93 <br />Page 105 <br />
