To: The City Of Little Canada <br />From: Carl Costanzo <br />Date: Oct.,20th,1999 <br />Re: Application For Conditional Use Permit <br />I would like to submit an application for an conditional use permit at the <br />property located at 3151 Country Drive in the city of Little Canada with the legal <br />description of Lot 3, Block 1, R.van Industrial Park. <br />The proposed use would be for open and outdoor storage as 2 principal or <br />accessory use. The outdoor storage would be used by the company located at the <br />property. Meisen Roofing would store their roofing material and equipment in this <br />location. <br />A site plan is included showing the location of the storage area . The fencing <br />would extend from front of building to front of building front and be constructed <br />of a six foot wooden fence. This would serve as a screening for storage area. <br />An application for permit to complete the storage building at the east end of the lot <br />will also be submitted. <br />Due to the size of the building and the size of this lot we need a minimun of <br />twenty -four parking spaces. There is enough room for a possible forty parking spaces <br />or more. Regarding the required paved surface for the parking area , I would need to <br />use a Class 5 material due to the instability of the lot base which I could verify <br />with soil tests. We have a low ground table and I am checking into ways to build up <br />lot to a point where it will hold blacktop. Another deterent is that in two years <br />I will be hooking up to city sewer and the gas, water and sewer lines all run long <br />ways through this property.
