Tim Mercil <br />3246 Twin Lake Rd <br />Little Canada, MN 55127 <br />763.242.9084 <br />The property located at 3246 Twin Lake Rd, is an interesting piece of property. This piece of property <br />was part of a 3 -part lot split. This lot split took place in 1986 and it created two "land- locked" pieces of <br />property. <br />I know own one of these "land- locked" pieces of property, and am requesting a variance on this unusual <br />city property. <br />The city approved my house plan in 2006 when we tore down the old house and built our new house. <br />On that drawing, our front door is to the North of our property. This is the opposite of what the physical <br />description states. <br />My two variance requests are as follows <br />• For the City of Little Canada to allow me to build a detached garage in what is legally described <br />as my "front" of my property. The floor plan that was approved by the City of Little Canada <br />when we built in 2006, this is actually considered my rear yard. <br />• The current front yard set -backs are 55' for buildings, since this detached building will be built <br />within 49' of the "front" yard set -back, a 2nd variance request is needed for front yard set -back. <br />My current driveway and access to the current garage is located to the North. I also share this driveway <br />with my neighbors. My plan going forward with that garage is as follows. <br />• Following a successful build of my detached garage, I will have the existing detached garage <br />(which is currently in my "front" yard, demolished. I hope to have this building demolished by <br />June 15t 2013 and grass in it's place by July 1st 2013. <br />• With this new location, I'll be sharing a driveway with the Klidzejs. Shared driveways can be <br />challenging, but plan to work something out with my neighbors and document an agreement on <br />maintenance upkeep on the current driveway. I will be sharing approximately 100' of their 300' <br />driveway. <br />If you have any questions or concerns please contact me with questions.
