MINUTES OF THE REGULAR MEETING <br />PLANNING COMMISSION <br />LITTLE CANADA, MINNESOTA <br />JULY 12, 2012 <br />Pursuant to due call and notice thereof a regular meeting of the Planning <br />Commission of Little Canada, Minnesota was held on the 12th day of <br />July, 2012 in the Council Chambers of the City Center located at 515 <br />Little Canada Road in said City. <br />Vice Chair Tom Duray called the meeting to order at 7:30 p.m. and the <br />following members of the Planning Commission were present at roll call: <br />PLANNING COMMISSION: <br />ABSENT: <br />ALSO PRESENT: <br />Mr. Tom Duray <br />Mr. Tom Fischer <br />Mr. Jon Hall <br />Ms. Heidi Murphy <br />Mr. Dan Knudsen <br />Mr. Scott Barraclough <br />Ms. Jennifer Maleitzke <br />Mr. Steve Grittman, City Planner <br />Mr. Kevin Helander, Cable TV <br />Ms. Kathy Glanzer, City Clerk <br />MINUTES The June 14, 2012 Planning Commission meeting minutes were approved <br />as submitted. <br />VARIANCES- The City Planner reported that Tim Mercil, 3246 Twin Lake Road, <br />3246 TWIN applied for a Variance to allow construction of a detached garage in a <br />LAKE ROAD- front yard and a Variance from front yard setback requirements. The <br />MERCIL property in question is zoned Single - Family Residential (R -1). The <br />Planner noted that there is an existing single - family home on the property <br />as well as a detached garage along the north side of the property. The <br />applicant is proposing to replace the existing garage with a new detached <br />garage on the south side of the property. The old garage would be <br />removed once the new garage is complete. <br />The Planner noted that when this property was originally subdivided this <br />lot was created without frontage on an improved street. He noted that <br />there is 50 feet of public street easement and right -of -way abutting the <br />south line of this property. The Mercil lot, however, has its access via a <br />driveway easement to Twin Lake Road on the north. At the time of the <br />subdivision the City did not find it necessary to construct a street along the <br />south (Mitchell Trail). However, the street easement and right -of -way <br />
