MINUTES OF THE REGULAR MEETING PLANNING COMMISSION LITTLE CANADA, MINNESOTA JULY 12, 2012 Pursuant to due call and notice thereof a regular meeting of the Planning Commission of Little Canada, Minnesota was held on the 12th day of July, 2012 in the Council Chambers of the City Center located at 515 Little Canada Road in said City. Vice Chair Tom Duray called the meeting to order at 7:30 p.m. and the following members of the Planning Commission were present at roll call: PLANNING COMMISSION: ABSENT: ALSO PRESENT: Mr. Tom Duray Mr. Tom Fischer Mr. Jon Hall Ms. Heidi Murphy Mr. Dan Knudsen Mr. Scott Barraclough Ms. Jennifer Maleitzke Mr. Steve Grittman, City Planner Mr. Kevin Helander, Cable TV Ms. Kathy Glanzer, City Clerk MINUTES The June 14, 2012 Planning Commission meeting minutes were approved as submitted. VARIANCES- The City Planner reported that Tim Mercil, 3246 Twin Lake Road, 3246 TWIN applied for a Variance to allow construction of a detached garage in a LAKE ROAD- front yard and a Variance from front yard setback requirements. The MERCIL property in question is zoned Single - Family Residential (R -1). The Planner noted that there is an existing single - family home on the property as well as a detached garage along the north side of the property. The applicant is proposing to replace the existing garage with a new detached garage on the south side of the property. The old garage would be removed once the new garage is complete. The Planner noted that when this property was originally subdivided this lot was created without frontage on an improved street. He noted that there is 50 feet of public street easement and right -of -way abutting the south line of this property. The Mercil lot, however, has its access via a driveway easement to Twin Lake Road on the north. At the time of the subdivision the City did not find it necessary to construct a street along the south (Mitchell Trail). However, the street easement and right -of -way
