MINUTES <br />PLANNING COMMISSION <br />JULY 8, 1999 <br />CUP — <br />209 RYAN <br />DRIVE — <br />ROGER <br />STANKE <br />CUP — <br />3176 SPRUCE <br />STREET — <br />DON VALENTO <br />pointed out that it was actually located on his neighbor's property <br />and not his. <br />Mr. Barraclough recommended approval of the Conditional Use <br />Permit to allow construction of garage space up to a maximum of <br />1,500 square feet as requested by Mr. John Erdmann located at <br />3075 Edgerton Street due to the Large lot size of this property, the <br />elevation of the house and the fact that the garage will be at an <br />elevation lower than the house, and the fact that the house has a <br />walkout basement, thereby increasing the square footage of the <br />house and subject to compliance with the recommendations of the <br />City Planner as contained in his report dated July 2, 1999. <br />Motion seconded by Carson. <br />Motion carried 7 — 0. <br />The Zoning Administrator recommended that the Conditional Use <br />Permit application for open and outdoor storage as well as <br />Variance from the front yard setback requirement for 209 Ryan <br />Drive for Roger Stanke be tabled until the August Planning <br />Commission meeting given that additional information and review <br />is pending. <br />Montour recommended that the Stanke CUP and Variance <br />application be tabled until the August Planning Commission <br />meeting. <br />Motion seconded by Knudsen. <br />Motion carried 7 — 0. <br />Mr. Steve Carlson, representing Don Valento, appeared before the <br />Commission requesting approval of a Conditional Use Permit for <br />open and outdoor storage of equipment, materials, and car storage <br />at 3176 Spruce Street. <br />The Zoning Administrator reported that there are three businesses <br />in this building, Wally's Auto Body, Olympic Glass, and <br />Benchmark Auto. Due to the auto - related uses in the building, <br />there are 26 parking spaces required. Currently the side yard is <br />surfaced in Class 5 but because this area is designated for required <br />parking, it would have to be paved. <br />Page 106 <br />
