MINUTES <br />PLANNING COMMISSION <br />JULY 8, 1999 <br />CUP — <br />3179 SPRUCE <br />STREET — <br />DON VALENTO <br />Knudsen recommended that the Conditional Use Permit for open <br />and outdoor storage of equipment and materials as an accessory <br />use at 3176 Spruce Street be approved subject to allowing the <br />outdoor storage of up to 6 vehicles in the state of being repaired <br />and that any storage of parts will have to occur inside the building, <br />and subject to compliance with the remainder of the Zoning <br />Administrator's recommendations as outlined in her report dated <br />June 28, 1999. <br />Motion seconded by Carson. <br />Motion carried 7 — 0. <br />Reme Ducharme, representing Don Valento, appeared before the <br />Commission requesting a Conditional Use Permit for open and <br />outdoor storage of construction equipment and materials as a <br />principal use for one business, and equipment, materials, and two <br />semi - trailers as an accessory use for another business located at <br />3179 Spruce Street. <br />The Zoning Administrator reported that the storage as a principal <br />use is for the Valento family construction business. The storage <br />area consists of construction equipment and one storage trailer and <br />is in the fenced -in storage area at the rear of the property. There <br />are also five stockpiles of materials located outside the storage area <br />associated with the construction business. The storage as an <br />accessory use is for Burr Technologies and includes equipment <br />and materials as well as two semi - trailers. The Zoning <br />Administrator indicated that it is her recommendation that the <br />semi - trailers be removed. These are being used for storage of <br />materials for Burr Technologies. She also recommended the <br />removal of the stockpiled materials pointing out that stockpiling of <br />up to 25 cubic yards is allowed as an accessory use only. <br />The Zoning Administrator reported that 15 parking spaces are <br />required for this site. Five of these spaces are proposed at the rear <br />of the property, and the property owner is requesting they be paved <br />with Class 5 materials rather than blacktopped. The applicant has <br />agreed to pave the required parking in the front and sideyard. <br />Reme Ducharme reported that the semi - trailers are used for storage <br />of materials for his business.
