Fence and Screening Requirements <br />The site plan shows a chain link fence has been established on this property in the rear <br />yard. The front of the fence facing the public right -of -way must be slatted to meet the <br />screening requirements. <br />The site plan also indicates that a trash enclosure will be established on the north side of <br />the property. This is permitted in this zoning district if it is fully screened from the pubic <br />right -of -way. <br />Storage Area Surfacing <br />The proposed storage area does not appear to be surfaced with an allowable material to <br />control dust and drainage (grass). The proposed site plan indicates that a Class V <br />material will be established in this area. <br />Off - Street Parking Requirements <br />The zoning ordinance requires the off - street parking area of five (5) or more vehicles <br />including associated drives to be paved with but not limited to, asphalt, bituminous or <br />concrete in order to control dust and drainage. This property has two parking categories: <br />Warehouse /Storage: <br />Office: <br />1 space per 1,000 sq. ft. (3) <br />Plus (1) space per employee (6) <br />Plus (1) space per company truck (0) <br />Required parking spaces: 9 <br />3 spaces <br />Plus at least one (1) space for each 200 sq. ft. of floor <br />area. (3) <br />Required parking spaces: 6 <br />Total required parking spaces for property: 15 parking spaces <br />The site plan shows four (7) parking spaces in the front yard, three (3) in the side yard and <br />the remaining five (5) in the rear yard. The applicant is proposing to blacktop the front and <br />side yard parking areas including the associated drives. The applicant is requesting that <br />the rear parking area be surfaced with a Class V material due to soil conditions in the rear <br />yard. <br />RECOMMENDATION <br />Based on the information discussed in this report, staff recommends approval of the <br />proposed conditional use permit (CUP) application for an exterior storage principal use of <br />construction equipment and materials as mentioned in this report which must be stored in <br />PAGE 129 <br />
