MINUTES <br />PLANNING COMMISSION <br />JULY 8, 1999 <br />at the rear of the property prevents the building from being added <br />onto. That easement exists until the year 2003. <br />The City Planner indicated that setbacks are measured from the <br />property line, and not the easement line. Therefore, it appeared <br />there was adequate room to add on to the building. <br />Ducharme also indicated that should he add on to the building, <br />Codes would require it to be sprinklered. Ducharme indicated that <br />he needs the storage area provided by these semi - trailers. <br />Ducharme stated that these trailers are road - ready. <br />Keis pointed out that it is difficult to get at these trailers with all <br />the junk laying around them. Ducharme indicated that he is in the <br />process of cleaning up this area. Ducharme stated that if he stored <br />the materials in the trailers inside the building, he would lose any <br />extra room he might have in the building. <br />Keis suggested that a solution would be to construct a storage shed. <br />It was suggested that Ducharme check with the Building Inspector <br />to determine if this could be done without triggering sprinklering <br />requirements. <br />The Zoning Administrator pointed out that constructing a shed on <br />the property may eliminate the area proposed as a principal storage <br />use. <br />Montour pointed out that the fenced storage area is for the Valento <br />business and has nothing to do with Burr Technologies. Montour <br />suggested that perhaps the Valento business needs to relocate to <br />give Burr adequate room on the site. <br />Duray pointed out that the Commission must treat the semi - trailer <br />use in the same manner as was done earlier this evening. <br />Keis indicated that if Burr Technologies needs additional storage <br />area, they will have to either add on to the building or construct a <br />storage shed. The semi - trailers will have to be removed. <br />Eliminating the principal storage use on the property will free up <br />room on this site. Keis asked if parking requirements would be <br />reduced if the principal storage use was eliminated. The Zoning <br />Administrator replied that parking requirements would remain the <br />same. <br />Page 137 <br />
