This property has two parking categories: <br />Warehouse /Storage: <br />Office: <br />1 space per 1,000 sq. ft. (5) <br />Plus (1) space per employee (6) <br />Plus (1) space per company truck (0) <br />Required parking spaces: 11 <br />3 spaces <br />Plus at least one (1) space for each 200 sq. ft. of floor <br />area. (2) <br />Required parking spaces: 5 <br />Total required parking spaces for property: 16 parking spaces <br />The site plan shows the required sixteen (16) parking spaces available on this site. This <br />parking area is paved with blacktop. The applicant would like to request the abandonment <br />of several parking spaces on the western portion of the building for additional storage <br />space. The zoning ordinance does not support replacing required parking spaces for <br />additional storage areas. <br />RECOMMENDATION <br />Based on the information discussed in this report, staff recommends approval of the <br />proposed conditional use permit (CUP) application for an accessory use of exterior storage <br />of equipment and materials subject to the following recommendations: <br />1. The equipment and materials storage areas as defined in this report and as shown on <br />the site plan must be contained, maintained and arranged in a manner as to have a <br />well- organized and uncluttered appearance. <br />2. Junk, debris and other materials not approved, as part of this conditional use permit <br />shall not be stored in the designated storage areas. <br />3. The equipment and materials as defined in this report must be stored in the side and <br />rear yard and may encroach into the side and rear yard setback, but in no case shall <br />equipment be located closer than ten (10) feet to a rear yard or side yard lot line. <br />4. The outdoor storage area must be fully screened from the public right -of -way. The <br />wood fencing is an acceptable material for screening purposes in this zoning district <br />and must be established on the west side of the property. <br />5. The storage area must be surfaced and maintained with asphalt, bituminous, concrete <br />or other Class V material. <br />6. All lighting shall be hooded and so directed that the light source shall not be visible <br />from the public right -of -way and must be in compliance with Section 903.020.1. <br />7. The required sixteen (16) parking spaces must be established on the property. <br />8.
