Off- Street Parking Requirements <br />The zoning ordinance requires the off- street parking area of five (5) or more vehicles <br />including associated drives to be paved with but not limited to, asphalt, bituminous or <br />concrete in order to control dust and drainage. This property has two parking <br />categories: <br />Warehouse /Storage: 1 space per 1,000 sq. ft. (3) <br />Plus (1) space per employee (4) <br />Plus (1) space per company truck (0) <br />Required parking spaces: 7 <br />Office: <br />3 spaces <br />Plus at least one (1) space for each 200 sq. ft. of floor <br />area. (3) <br />Required parking spaces: 6 <br />Total required parking spaces for property: 13 parking spaces <br />The site plan shows six (6) spaces in the front yard. These are acceptable parking <br />spaces with adequate driveway access. The remaining seven (7) required off - street <br />parking stalls must be established in the rear yard. An updated site plan showing <br />required parking spaces must be submitted to the zoning administrator. <br />RECOMMENDATION <br />Based on the information discussed in this report, staff recommends approval of the <br />proposed conditional use permit (CUP) application for an accessory use of exterior <br />storage of equipment subject to the following recommendations. <br />1. The equipment must be stored in the rear yard and may encroach into the side and <br />rear yard setback, but in no case shall equipment be located closer than ten (10) <br />feet to a rear yard or side yard lot line. <br />2. The outdoor storage area must be fully screened from the public right -of -way. The <br />chain link fence with slats is an acceptable material for screening purposes in this <br />district, however, the screening material currently being used on the south side of <br />the property does not fully screen storage from the public right -of -way and will need <br />to be replaced. <br />3. The storage area must be surfaced and maintained with asphalt, bituminous, <br />concrete or other Class V material. <br />4. All lighting shall be hooded and so directed that the light source shall not be visible <br />from the public right -of -way and must be in compliance with Section 903.020.1. <br />5. The required thirteen (13) parking spaces must be established on the property. An <br />updated site plan showing the required parking spaces must be submitted to the <br />Zoning Administrator. <br />Page 4 <br />
