MINUTES <br />PLANNING COMMISSION <br />JULY 8, 1999 <br />PROPERTY <br />DIVISION — <br />165 EAST <br />VIKING DRIVE — <br />RICK THUL <br />CUP FOR <br />ACCESSORY <br />GARAGE <br />SPACE — <br />3075 <br />EDGERTON — <br />ERDMANN <br />Carson recommended approval of the Taco John's sign <br />improvements based on the recommendation of the City Planner <br />that this signage meets the City's architectural standards. <br />Motion seconded by Duray. <br />Motion carried 7 — 0. <br />Mr. Rick Thul, 165 East Viking Drive, appeared before the <br />Commission requesting approval of a property division which <br />would divide a 9 foot by 90 foot strip from the property at the <br />rear of 165 East Viking Drive and combine it with that site. <br />Thul pointed out that this property division/combination would <br />result in the present garage building on his property meeting the <br />30 -foot setback requirement for living space. <br />Mr. Montour recommended approval of the property <br />division/combination as proposed by Mr. Rick Thul for 165 East <br />Viking Drive subject to compliance with the recommendations of <br />the City Planner as outlined in his report dated July 2, 1999. <br />Motion seconded by Barraclough. <br />Motion carried 7 — 0. <br />Mr. John Erdmann, 3075 Edgerton Street, appeared before the <br />Commission requesting approval of a Conditional Use Permit so <br />that he can construct garage space on his property up to a <br />maximum of 1,500 square feet. Erdmann reported that he is <br />proposing to house four vehicles and a snowmobile trailer in this <br />garage. He indicated that he currently has two vehicles stored <br />elsewhere and would like to get his belongings on his own <br />property. <br />Keis pointed out that the issue is that the footprint of the proposed <br />garage is significantly larger than the house. Keis also raised the <br />issue of the 15 -foot height limitation for the garage. <br />The City Planner explained that the height of the garage would be <br />determined by averaging the height of the peak with the height of <br />the eave line. The average of these two cannot exceed the 15 -foot <br />height limitation. <br />Page 87 <br />
