NFAC <br />MEMORANDUM <br />NORTHWEST ASSOCIATED CONSULTANTS <br />COMMUNITY PLANNING - DESIGN MARKET RESEARCH <br />TO: Little Canada Planning Commission <br />FROM: Stephen Grittman <br />DATE: July 2, 1999 <br />RE: Little Canada - Thul Subdivision /Lot Combination. <br />ALE NO: 758.09 - 99.20 <br />Mr. Rick Thul has requested approval of a subdivision of property from his neighbor's lot <br />to be added to the rear of the Thul property at 165 Viking Drive. The additional nine feet <br />would result in a setback from the existing accessory building in the rear portion of the <br />Thul property of 30.9 feet. This dimension would then meet the required rear setback for <br />principal buildings in the R -1 zoning district applicable to this parcel. <br />The survey which has been submitted illustrates a 9 foot deep by 90 foot wide strip of land <br />which would be separated from the parcel to the north of the applicant's property, and <br />which would then be added to the Thul property concurrent to the subdivision. This <br />process is allowed under the Subdivision Ordinance without the typical plat procedure <br />since it creates no new buildable parcels. The survey does not identify the location of <br />structures on the north parcel. The subdivision /lot combination would appear to meet all <br />of the requirements of the Zoning and Subdivision Ordinances if it can be verified that the <br />north parcel will continue to meet all of the requirements of the Zoning Ordinance with <br />regard to lot area and setbacks of any buildings. <br />A visual inspection indicates that the north lot should easily comply. The County 1/2 section <br />maps show the north parcel to be predominantly wetland, with limited access and no <br />building.
