The submitted <br />plans include three options for the proposed garage; One is to relocate the existing 502 <br />square foot garage and attach a 1,000 square foot addition. The second and third options <br />involve tearing down the existing garage and replacing it with a new 1,472 square foot <br />structure. The subject site, currently developed with a 1 -1/2 story single family house, the <br />existing detached garage and two garden sheds. A <br />structure that is too large for a given site raises concerns over visual crowding, impervious <br />surface, useable open space and reduced separation from adjacent properties.
