The Planning <br />Commission recommended approval of the project with several conditions, based on the <br />developer's description of changes which were proposed to the submitted plans. Staff has <br />met to discuss the project, and a number of concerns have been raised with the <br />information which has been presented, and which has yet to be presented. These <br />concerns are summarized below. <br />1. The developer has described the office buildings as "walk -out" buildings - access <br />from the parking lot on the upper level, and access to the pond side on the lower <br />level. However, no elevators are proposed, and staff is concerned about the use <br />of the lower floors due to ADA accessibility requirements. <br />2. The building description also raises issues with the parking supply. There would <br />appear to be significantly inadequate parking for this number of buildings if they are <br />to be two -level structures. Without additional detail on the building plans, this <br />calculation can not be accurately made. <br />3. If the buildings are not to be used on two levels, staff Is concerned about the view <br />of the buildings from the lake. They would be two level structures, but the lower <br />level would then seem to be only a blank support wall for the upper usable level. <br />Once again, building details, both floor plans and elevations, are necessary to <br />sufficiently understand the project. <br />5775 WAYZATA BOULEVARD, SUITE 555 ST.
