NXC <br />MEMORANDUM <br />NORTHWEST ASSOCIATED CONSULTANTS <br />COMMUNITY PLANNING - DESIGN - MARKET RESEARCH <br />TO: Little Canada Mayor and City Council <br />FROM: Stephen Grittman <br />DATE: July 14, 1999 <br />RE: Little Canada - Buetow Industrial Use <br />FILE NO: 758.09 <br />Background <br />Staff has met with the Buetows regarding their stucco business at Edgerton and County <br />Road D. This meeting was held in response to direction regarding the Comprehensive <br />Plan's direction that this site be guided for residential development. The following options <br />were explored: <br />1. Process a Conditional Use Permit for outdoor storage under the current 1 -1 zoning. <br />Due to the high visibility of the site, and the predominant residential nature of the <br />neighborhood, it is believed that such a Conditional Use Permit would not be <br />appropriate given the difficulty in providing appropriate screening and the future <br />land use compatibility requirement. <br />2. Leave the building zoned 1 -1 and work toward a replacement of the current building <br />with a new industrial building next spring. This expanded building would not require <br />outdoor storage. However, leaving the site zoned 1 -1 continues to conflict with the <br />direction of the Comprehensive Plan. It would be inconsistent with the Plan to allow <br />or encourage additional non - residential investment in this site. <br />3. Rezone the property to R -1 and develop an interim use permit approach, in concert <br />with the Buetows, to vacate the property for a conforming site within one year. In <br />an R -1 District, an accessory building of up to 1,000 square feet (1,500 s.f. by CUP) <br />can be allowed.
