Based on our <br />review we would offer the following comments: <br />1. This plat is made up by combining Lot 35 of J.F. Eisenmenger's Garden Lots with a portion <br />of Lot 1, Block 1, Little Canada Mall Addition. <br />2. Plat assumes a section of Viking Drive right -of -way approximately 165 -feet long and 10 -feet <br />wide will be vacated and added to the plat. We see no problem with this vacation of the <br />Viking Drive right -of -way from an engineering standpoint. Just west of this area the right -of- <br />way already is 10 -feet narrower and to the east of it the right -of -way is 20 -feet narrower. <br />Essentially this vacation is just correcting a jog, which currently exists in the right -of -way. <br />3. There is an existing drainage and utility easement, which runs through approximately the <br />center of the new plat. This needs to be vacated. It was previously part of Lot 35, J.F. <br />Eisenmenger's Garden Lots. No description of the easement to be vacated is provided, nor <br />is the document number of the easement to be vacated provided. This should be verified to <br />ensure that it is properly written. <br />4. The 10 -foot drainage and utility easement to be provided by the new plat along the west line <br />is almost entirely taken up by retaining wall in the development proposal. We would suggest <br />that this drainage and utility easement be widened by 5 to 10 -feet to be useful for its <br />intended propose. <br />5. There is a triangular drainage and utility easement in the southeast corner of the proposed <br />plat. The shape of the easement would indicate that it is intended to encompass storm <br />drainage as the plat is developed. We question whether the City wants to have the storm <br />sewer publicly owned and maintained. The storm sewer does include a stub to the north, <br />which could potentially be used by the Little Canada Mall area.
