Hanson <br />Variance From Requirement of Access on an Improved Public Street <br />Sorenson Property <br />At their August meeting, the Planning Commission reviewed the Variance request <br />mentioned above. As part of their review, the Commission asked about emergency <br />vehicle access. The 1997 Minnesota Uniform Fire Code, Section 902 requires a fire <br />apparatus access road for any building located more than 150 feet from fire apparatus <br />access (see code attached). The Code further states that a fire apparatus access road shall <br />have an unobstructed width of not less than 20 feet. Also note that exception #1 listed in <br />the code would apply if the building were completely protected with an approved <br />automatic fire sprinkler system. <br />Therefore, if the Council were to approve the variance requested, it would be my <br />recommendation that the minimum driveway width for access to the Sorenson lot would <br />be 20 feet. <br />Other issues to consider would be whether watermain would be required to be installed <br />along Allan Avenue, or if a connection from Greenbrier to the Sorenson lot would be <br />acceptable. There is currently a fire hydrant located at the corner of Greenbrier and <br />unimproved Allan Avenue. <br />cc: Dick Boss, Fire Chief <br />Page 77 <br />
