4. The automobiles and/or clips /auto parts must be stored in the rear yard and may <br />encroach into the side and rear yard setback, but in no case shall equipment be <br />located closer than ten (10) feet to a rear yard or side yard lot line. <br />5. Property owner and /or business owner agrees to allow frequent visual inspections <br />by Code Enforcement Officer to ensure compliance with Conditional Use Permit as <br />this property a history of compliance issues. <br />6. Scrap metal and tires must be stored in a (gated or side drop) container. <br />7. Scrap metal must be removed on a bi- weekly basis. <br />8. Scrap tires must be removed on a bi- weekly basis. <br />9. All clean up of junk and debris and the above mentioned conditions must be <br />completed by December3l, 1999. <br />10. The equipment and materials storage areas as defined in this report and indicated <br />by the applicant must be contained, maintained and arranged in a manner as to <br />have a well- organized and uncluttered appearance. <br />11.Junk, debris and other materials not approved, as part of this conditional use permit <br />shall not be stored in the designated storage areas. <br />12.The outdoor storage area must be fully screened from the public right -of -way. The <br />chain link fence with slats is an acceptable material for screening purposes in this <br />district. <br />13.The trash dumpster may be stored in the side yard if it is fully screening from the <br />pubic right -of -way. <br />14.The storage area must be surfaced and maintained with asphalt, bituminous, <br />concrete or Class V material. <br />15.A11 lighting shall be hooded and so directed that the light source shall not be visible <br />from the public right -of -way and must be in compliance with Section 903.020.1. <br />16. The required twenty -six (26) parking spaces must be established on the property. <br />17. Property compliance with other zoning code compliance issues mentioned in the <br />following section. <br />Other Zoning Code Compliance Issues <br />1. The off - street parking areas and associated drives must paved with asphalt, <br />bituminous or concrete and striped with white or yellow paint lines not less than four <br />(4) inches wide. <br />2. The off - street parking area must have curbing (may use concrete curb stops) around <br />the entire parking lot. <br />3. All curb cut accesses must be no more than twenty-four feet in width to meet zoning <br />code guidelines except by the approval of the City Engineer. <br />4. All junk and debris must be removed from the side and rear yard within thirty (30) <br />days including the clips of cars and auto body parts. <br />5. Green areas must be established to meet zoning requirements. <br />• All required off - street parking areas must have at least a five (5) foot . <br />landscaping and continuous curb barrier setback to any line and a total of <br />fifteen (15) foot setback from the street surface.. <br />• All areas not used for parking in the front yard must be landscaped.
