whether the intersection location needs to adjusted to accommodate any future street <br />connection to the south. <br />Summary <br />The Planning Commission and City Council should provide feedback to the proposed <br />developer relating both to land use and design. As noted in this report, the land use plan <br />would be generally supportive of a project such as this, which provides a transitional land <br />use in a mixed use area, although the lack of commercial area is a departure from previous <br />plans. The design needs to worked on to accommodate zoning standards. It would <br />appear that a Planned Unit Development would be necessary, and private streets within <br />this project may be appropriate given the tight dimensions. Within a PUD, building <br />separation and setbacks may be more flexible, but perimeter setbacks should be <br />maintained. With regard to the cul -de -sac, planning staff believes that it solves a <br />perceived problem which probably would not exist.
