There is a semi - trailer located on the eastside of the building used for storage. Semi- <br />trailers can not be used for permanent storage and must be removed from the property. <br />Semi - trailer parking must be associated with an over - the -road usage. <br />Fence and Screening Requirements <br />The site plan shows a wood fence will be established to screen the storage area on the <br />eastside of the property. A wood and /or chain -link with plantings will be established fifteen <br />(15) feet from the property line with a "No Storage Area" between the screening and the <br />forty (40) foot front yard setback on the west of the building to screen the west storage <br />area. The applicant is planning to surface the "No Storage Area" with blacktop to establish <br />an access to the west storage area. This area could also be used for future required <br />parking should the need arise. <br />The fifteen (15) foot area in front of the screening must be landscaped to meet zoning <br />code requirements. The proposed screening materials meet the zoning code requirements <br />for the PUD district. <br />Storage Area Surfacing <br />The proposed site plan indicates that a Class V material will be established within the <br />storage areas. This is an acceptable material for storage areas. <br />Off - Street Parking Requirements <br />The zoning ordinance requires the off - street parking area of five (5) or more vehicles <br />including associated drives to be paved with but not limited to, asphalt, bituminous or <br />concrete in order to control dust and drainage. This property has two parking categories: <br />Auto - related Use: <br />Office: <br />8 spaces <br />Plus at one (1) additional parking space for each two <br />hundred (200) square feet of floor space over two <br />thousand (2,000) square feet. <br />Required parking spaces: 13 <br />3 spaces <br />Plus at least one (1) space for each 200 sq. ft. of floor <br />area. (2) <br />Required parking spaces: 5 <br />Total required parking spaces for property: 18 parking spaces <br />The site plan shows eighteen (18) parking spaces in the front yard along with a designated <br />handicap space.
