Municipal Coordination Checklist. It is also understood that erosion <br />control must be such that drainage to adjacent property is prevented and <br />surface water run -off is properly controlled. The Developer agrees to <br />comply with any and all requirements for erosion control directed by the <br />Ramsey- Washington Watershed District and /or the City in a timely manner. <br />13. Park Dedication Requirements. <br />a. It is understood that park dedication fees pursuant to <br />current City ordinance will be payable at the time of building permit <br />application. No building permit will be issued until this fee is paid. <br />b. Developer shall install a twelve -foot wide, paved trail <br />along Vadnais Boulevard from its current termination in John Mitchell <br />Preserve in Vadnais Heights to Twin Lake Boulevard. Said installation or <br />any substitute proposal shall be subject to approval by the City, the City <br />of Vadnais Heights, and Ramsey County Public Works. <br />14. Building Permit for Model Units. The City will issue one (1) <br />building permit to Developer to allow construction of one (1) model unit on <br />a lot within the Twin Lake Pines Development to be jointly agreed upon by <br />Developer and City after receipt of the financial security, required in <br />Paragraph #16. No occupancy permit will be granted until installation and <br />approval by the City of all utilities, curb and gutter, and the first lift <br />of bituminous surface. The Developer agrees to make any corrections, <br />deemed necessary by the City Engineer, to the improvements resulting from <br />construction of the model units. The Developer further acknowledges that <br />installation of the improvements is a priority and that construction of the <br />model units will be secondary to the construction of said improvements.
