Proposal for purchase of property located at 3006 Labore road <br />August 22nd, 2012 <br />Greg & Carol Meemken (owners) would like to propose a land purchase to the city of Little <br />Canada. Our home and property located at 3006 Labore road are currently listed for sale. We <br />have had a large volume of showings but have noticed the average buyer is not interested in <br />the acreage behind the home. What they want is the home at a lesser price. <br />Carol and I are aware that a potential development of this open space behind and around us is <br />being considered so we would like the council to consider the following proposal. <br />We are offering approximately 2.3 acres to the City of Little Canada starting approximately 246 <br />feet from the road and extending east approximately 1000 feet. This would give the city three <br />things that may be of interest and help us lower the selling price on our home to a level that it <br />should sell. <br />1) Parks and Rec will have access on the east side of the property line to place a walking <br />trail. There is actually a large dry area on the eastern 1/3 of the property that could be <br />used for nature trails. <br />2) There should be room for up to two - .25 acre lots for future development. <br />3) Between the two lots you would have approximately 60 feet to place a utility line <br />connecting the north and south developments. <br />We are asking $14,000 per acre. Think of the potential even if our measurements are off (and I <br />don't believe they are) and you only get one lot not two. Little Canada can start connecting the <br />future north and south development plans, add green space to the city's park plans and sell off <br />the lot(s) to a contractor. The city loses no money and gains a lot. <br />As we stated earlier we need to move forward with this proposal in order to sell our home in <br />time to purchase our retirement property in north central Minnesota. We are asking for an up <br />or down vote within 30 days and a conclusion of this transaction in 60 days if possible. <br />Thank you all for considering this proposal.
