NXC <br />MEMORANDUM <br />NORTHWEST ASSOCIATED CONSULTANTS <br />COMMUNITYPLANN I NG - DESIGN - MARKET RESEARCH <br />TO: Little Canada Planning Commission <br />FROM: Stephen Grittman <br />DATE: October 12, 1999 <br />RE: Little Canada - Graczyk Accessory Building CUP <br />FILE NO: 758.09 - 99.30 <br />Mark Graczyk has applied for a Conditional Use Permit for a 1,472 square foot accessory <br />building on his property with an address of 30 West Demont. The property consists of six <br />small lots and an alley, a total of 28,188 square feet. An existing house sits toward the <br />south portion of the property, facing Day Street, an unbuilt right -of -way. There are two <br />garages currently on the property. The applicant indicates that he will be removing these <br />as a part of the project to building the new garage. <br />The Zoning Ordinance allows accessory buildings up to 1,000 square feet in area for <br />residential property. A Conditional Use Permit may be used to construct a larger <br />accessory building, up to a maximum floor area of 1,500 square feet. The City reviews the <br />property in question, and the character of the neighborhood to determine whether the over- <br />sized garage would fit on the site. With about two - thirds of an acre, this site would appear <br />to be large enough to accommodate the large building. <br />The primary issue is the nature of the alley which divides the property. The alley has been <br />vacated to the west, but is apparently still of record through the Graczyk property. It would <br />be appropriate to consider vacating the alley in this location to avoid a concern that the <br />property would be divided along the alley line, leaving just a 13,000 square foot lot with <br />a large garage.
