MINUTES <br />PLANNING COMMISSION <br />OCTOBER 14, 1999 <br />VARIANCE <br />FROM REAR <br />YARD <br />SETBACK — <br />209 RYAN DR. — <br />ROGER STANKE <br />asked if the driveway location would change. Graczyk replied that <br />it would not, however, additional driveway area would be added to <br />connect to the new garage location. <br />Kraemer asked how many cars a garage 1,472 square feet could <br />hold. The City Planner estimated that it would hold four cars, but <br />pointed out that rather than the garage being long enough for four <br />overhead doors, the garage is deeper than normal. Graczyk noted <br />that the garage would not be visible from Demont Street given <br />some existing pine trees on the property. <br />The City Planner again recommended that the alleyway be vacated, <br />pointed out that the alleyway actually separates this piece of <br />property. The Planner was concerned that someone could argue <br />that the property was actually two separate parcels given the <br />alleyway cuts the lot in two. The Planner also pointed out that the <br />oversized garage being proposed is more appropriate on a 28,000 <br />square piece of property, versus a smaller lot that might result due <br />to the alleyway dividing the parcel. <br />There was no one from the public present wishing to comment on <br />this matter. <br />Carson recommended approval of the Conditional Use Permit <br />allowing garage space up to 1,472 square feet in size at 30 W. <br />Demont Avenue as requested by Mark Graczyk subject to <br />compliance with the recommendations of the City Planner as <br />contained in his report dated October 12, 1999 and subject to <br />vacation of the alleyway easement as recommended by the <br />Planner. <br />Motion seconded by Duray. <br />Motion carried 5 — 0. <br />Mr. Roger Stanke appeared before the Commission requesting a <br />Variance from the rear yard setback requirement of twenty (20) <br />feet allowing a five (5) foot rear yard setback for 209 Ryan Drive. <br />Stanke reported that he would like to construct an addition to his <br />building and would like a five (5) foot rear yard setback which <br />would conform to the existing rear yard setback of his building. <br />Stanke reported that he has completed the paving of his site as <br />required under his Conditional Use Permit. He also noted that <br />landscaping is nearly completed. <br />Page 37 <br />
