MINUTES <br />PLANNING COMMISSION <br />OCTOBER 14, 1999 <br />Stanke indicated that he is planning to construct the addition in <br />April of 2000. Under the terms of his CUP, the Council gave his <br />existing tenant until that time to vacate the property. Once this <br />tenant leaves, the building addition will commence. Stanke <br />reported that he will be the user of the additional space. He also <br />noted that the space will not be used for auto work given that the <br />ceiling is too low for a hoist. Stanke reported that he will comply <br />with all Code requirements in adding on to his building. <br />Barraclough recommended approval of the Variance from the rear <br />yard setback requirement of twenty (20) feet allowing a five (5) <br />foot rear yard setback for 209 Ryan Drive as requested by Roger <br />Stanke subject to compliance with the recommendations of the <br />City Planner as contained in his report dated October 11, 1999. <br />Motion seconded by Carson. <br />Motion carried 5 — 0. <br />FINAL PLAT — Mr. David Ficek, developer of Blacktern Office Park, appeared <br />BLACKTERN before the Council requesting approval of the Final Plat, Final <br />OFFICE PARK PUD, and Architectural Review for Blacktern Office Park. Ficek <br />presented a picture of the signage he would like to install at the <br />entrance to the office park. He proposed that the sign be <br />approximately 8 feet in height and that the letters and log of the <br />sign be lit. <br />Kraemer asked about a board versus monument sign. The City <br />Planner indicated that the Zoning Ordinance allows a board sign. <br />However, the Architectural Guidelines recommend a monument <br />sign. The Planner reported that lighting of the letters and the logo <br />is acceptable under the guidelines. <br />Keis stated that for a professional building his preference would be <br />a monument sign. However, he pointed out the grade of the area. <br />The Zoning Administrator asked if the proposal would be to install <br />the sign on the leveled area at the entrance to the office park. <br />Ficek replied that this is correct. However, if the sign is a <br />monument sign, the sign itself would block visibility to the north <br />for vehicles existing the office park. <br />Page 45 <br />
