Hanson <br />The applicant, Mr. Russ Fischer, has applied for a conditional use permit (CUP) for <br />open and outdoor storage of trucks and equipment as a principal and accessory use, at <br />208 Ryan Drive, in the Ryan Industrial Park. The principal use of open and outdoor <br />storage includes an area for "renters" that do not occupy space within the building. <br />All 'required off - street parking areas must have at least a five (5) foot landscaping and <br />continuous curb barrier setback from the property line and a total of fifteen (15) feet <br />from the street surface. The distance from the surface of the street to the applicant's <br />property line on Ryan Drive is twenty -five (25) feet as the public right -of -way is not <br />centered in this location and swings twenty -five (25) feet to the south. <br />The applicant is requesting a variance to reduce the off - street parking area setback <br />requirement from five (5) feet to zero on Ryan Drive due to the minimum driveway <br />access width and a lack of space between the building and the street surface to <br />establish angle front -yard parking. <br />The applicant indicates that he currently has three businesses and a total of eleven (11) <br />employees located within the building. There will be one open and outdoor storage <br />area for the entire building in the side and rear yard as indicated on the site plan. <br />Site and surrounding areas <br />This property is located on the south corner of Ryan Drive and Ryan Lane on a 1.36 - <br />acre parcel located. This property is zoned "1 -1" Light Industrial. The principal uses in <br />this building are office, storage /warehouse, and auto repair.
