for sanitary sewer main extension, any necessary approvals from <br />Metropolitan Council- Wastewater Services Division for connections to <br />sanitary sewer lines, any permit required by the Minnesota Department of <br />Transportation for road access to Rice Street, any permit required from the <br />Ramsey- Washington Watershed District for grading and storm water discharge, <br />and any permits or approvals necessary to comply with wetland regulations. <br />The Developer shall reimburse the City for any costs or expenses incurred <br />by the City due to the need for any permits or consents, and shall be <br />responsible for compliance with any other requirements imposed by the <br />agencies in question. <br />4. Development Exhibits. The Developer shall develop the proposed <br />plat in accordance with Exhibit "A ", attached hereto, and on file in the <br />offices of the City; and in accordance with City Council Resolution <br />No. 99 -10 -202 adopted on October 27, 1999. <br />5. Required Improvements. The Developer shall install, at its own <br />expense, the extension of public and private improvements consisting of <br />water services, sanitary sewer main, storm sewer with retention ponding, <br />signage, and lighting, with all public improvements to be completed no <br />later than July 1, 2000. Original plans and subsequent changes for said <br />improvements shall be prepared by Chuck Plowe, Consulting Engineer, and <br />approved by the City Engineer in accordance with City specifications and <br />standards. All lighting necessary to serve this development shall be <br />approved by the City for architectural compliance. All costs associated <br />with lighting including installation, replacement, and ongoing electric <br />charges shall be the sole responsibility of the Developer. <br />6. Preconstruction Meeting. Prior to the commencement of any work, <br />Developer or its engineer shall schedule a preconstruction meeting to be <br />held at the Little Canada City Hall at a mutually agreeable date and time. <br />Said meeting shall include all parties concerned, including, but not <br />Page 3 <br />
