Hanson <br />Email: cityhall @ci.little - canada.mn.us <br />Planning Report <br />TO: Mayor & Council Members <br />Little Canada Planning Commission <br />FROM: Elizabeth Mursko, Zoning Administrator <br />DATE: November 30, 1999 <br />RE: Conditional Use Permit 3161 -3167 Spruce Street <br />The applicant, Mr. Alan Holm & Lori Peterson, have applied for a conditional use permit <br />(CUP) for open and outdoor storage equipment (maximum number of repairable "held <br />for resale" vehicles -20) as an accessory use in the side and rear yard, at 3161 -3167 <br />Spruce Street, in Ryan Industrial Park. <br />The applicant indicates that there is one business (Valor Enterprise) located in the <br />building with a total of two (2) employees and several independent contractors. <br />Site and surrounding areas <br />This property is an interior lot located on a 1.84 acre parcel on the west side of Spruce <br />Street. The property is zoned "1 -1" Light Industrial. The purpose of the 1 -1 zoning <br />district is to provide for the establishment of warehousing and light or limited industrial <br />development, which because of the nature of the product or character of activity <br />requires isolation from residential or commercial use. <br />The principal uses within this building is storage /warehouse and office surrounded by <br />the following and uses: <br />North Industrial Property <br />South Industrial Property <br />East St. Paul Water Utility <br />West Spruce Street / Industrial Property <br />* See attached site plan dated November 22, 1999 <br />Page 112 <br />
