2. The front yard is considered the first forty (40) feet from the property line. The front yard may only be used for parking of vehicles of less than 12,000 lbs. and /or landscaping. All storage of materials and equipment must be removed from the required front yard (piles of materials and concrete curb blocks) and landscaping or a paved parking area must be established. 3. Stockpiles of materials must be indicated on a site plan (height, cubic yards, and placement) and approved by City Council through the Conditional Use Permit process. There are piles of materials on the south side of the property in the required front yard and the property owner has not submitted an application for a Conditional. Use Permit for storage of materials in the side or rear yard. Therefore, either a CUP is needed or all stockpiled materials must be removed. 4. The parking /storage of trailers used for storage is not permitted. The storage trailers on this property must be removed. [601.050.k] 5. Junk vehicles (unlicensed/inoperable) must be stored within the building or removed from the property (cars, bus, and trucks). [601.050.] 6. Required parking must be established on the property. Building: (144' x 40' warehouse) (40' x 16' office.) 144' x 40' = 5760 — 10% = 5184 sq. ft. / 1000 = 5 parking spaces 40' x 16' = 640 — 10% = 576 sq. ft. / 200 = 3 + 3 = 6 parking spaces Eleven (11) parking spaces including handicap parking is required for this property. The off- street parking areas and associated drives leading to and in the rear yard must be paved with asphalt, bituminous or concrete: [903.050.k] 7. The off- street parking areas must be striped with white or yellow paint lines not less than four (4) inches wide. [903.050.1] 3. The off - street parking must have a continuous curb barrier or concrete curb stops surrounding the parking area. [903.050.o] 9. Green areas must be established to meet zoning requirements. (903.050.o] • All required off - street parking areas must have at least a five (5) foot landscaping and continuous curb barrier setback to any line and a total of fifteen (15) foot setback from the street surface. • All areas not used for parking in the front yard must be landscaped (40 feet from property line). 10.AII junk and debris must be removed from the property. (Examples: barrels, car parts, tires, etc.) (601.050.j] 11. Complete removal of both above ground storage tanks (gasoline & diesel). These tanks do not meet or conform to any related state or city code requirements. 12.Driveway access to storage area (3161 access) must be paved with blacktop or concrete materials in the required front yard.
