2. The front yard is considered the first forty (40) feet from the property line. The front <br />yard may only be used for parking of vehicles of less than 12,000 lbs. and /or <br />landscaping. All storage of materials and equipment must be removed from the <br />required front yard (piles of materials and concrete curb blocks) and landscaping or <br />a paved parking area must be established. <br />3. Stockpiles of materials must be indicated on a site plan (height, cubic yards, and <br />placement) and approved by City Council through the Conditional Use Permit <br />process. There are piles of materials on the south side of the property in the required <br />front yard and the property owner has not submitted an application for a Conditional. <br />Use Permit for storage of materials in the side or rear yard. Therefore, either a CUP <br />is needed or all stockpiled materials must be removed. <br />4. The parking /storage of trailers used for storage is not permitted. The storage trailers <br />on this property must be removed. [601.050.k] <br />5. Junk vehicles (unlicensed/inoperable) must be stored within the building or removed <br />from the property (cars, bus, and trucks). [601.050.] <br />6. Required parking must be established on the property. <br />Building: (144' x 40' warehouse) (40' x 16' office.) <br />144' x 40' = 5760 — 10% = 5184 sq. ft. / 1000 = 5 parking spaces <br />40' x 16' = 640 — 10% = 576 sq. ft. / 200 = 3 + 3 = 6 parking spaces <br />Eleven (11) parking spaces including handicap parking is required for this <br />property.
