PLANNING REPORT <br />no <br />hwest 2ssoci2ted consultants, inc. <br />TO: Little Canada Mayor and City Council <br />FROM: Jay Baago <br />DATE: 22 April 1985 <br />RE: Peterson Maintenance Expansion <br />FILE N0: 758.09 - 85.10 <br />BACKGROUND <br />Peterson.Maintenance Corporation (PMC) has applied for permits to construct <br />a second structure on their site in Ryan Industrial Park. The specific site <br />is Lot 3, Bleck 1 along Ryan Drive. The lot is wide (550 feet) and shallow <br />(131 feet at its deepest). As the entire park is under a PUD, setbacks for <br />new buildings are negotiable, provided that the developer can demonstrate <br />that the setback changes allow more desirable conditions of traffic flow., <br />loading, parking, or other performance standards. An original site plan <br />for the_.proposed was reviewed (Planner's Report dated 27 March 1985) but <br />found unacceptable as the plan lacked essential information upon which to <br />base a review. <br />ANALYSIS <br />The proposed building would be used as a storage facility and would thus be <br />classified as an accessory use. It is open on one side for access and loading. <br />Setback from the Burlington Northern Railroad is shown as 5 feet (see attached <br />Exhibit B). As mentioned previously, such setback encroachments are acceptable, <br />provided other performance standards are met which create a more functional site. <br />Below are the applicable site requirements and relative Ordinance regulations: <br />Easements.
